UK only: Pub landlord/investor/entrepreneur wanted

I'm not sure I'm going to get much of a response on here for what I'm looking for but worth a try as I've used this site before and there's a broad range of people on here.

So here it is in very brief form..........

In essence I want to get involved in running a foodie pub, but with a twist. I have some initial ideas for turning a pub into what I think would be a highly profitable establishment catering for both food, and of course drink, by combining 2 of the UKs greatest loves. Nothing new there but the type of food would be, or the bias and theme to a particular type. Gastro type pubs are on the up at the moment so finding good food and beer are on everyone's radar.

I don't want to give too much info away on here but I've had the idea for a while now and have serious passion to get this off the ground, however I'm just a guy with an idea and I need some help.

Although I'm currently an Engineer but my hearts not really in it and I'd like to get involved with this this new venture and involved with everything - possibly a website, branding, promotion, menus and working in the pub and kitchen, you name it. I don't have the prior experience so looking for someone who could be the landlord rather than just jumping in the deep end myself.

I'm open to a few things or there might be another avenue yet to be discovered but this is the essentially the type of person/people:

1) An investor or person looking to start a new pub venture also, someone with some previous pub or restaurant experience would be ideal.

Or.....

2) I'm looking for a current pub owner in the South/South East of England that wants to try something new with their current establishment, maybe your business isn't pulling in as many punters as you'd like and you're thinking of a revamp?! I'd be up for investing in the right place.

I'm just sowing some potential seeds at the moment and I don't expect things to just happen overnight. This is the beginning so if there's someone out there who wants to gets involved get in contact - doesn't matter what the bid amount is as its irrelevant.

I'm based in West Sussex between Portsmouth and Brighton so don't want to open something a few hundred miles away. The south coast has a great catchment area for this type of thing, particularly Brighton.

Please no random bids from people anywhere other than the UK - im not going to set up a pub in Zimbabwe!
