Web design , web site revamp, new look

I need a new look for my website, a template to be used for a joomla site. Please look at ( at least) the top 30 sites in google

for " custom house plans" and give me 3 different designs to choose from.

Bids to include the joomla template. I would like to have an interior pages template with smaller header image, as well as a big bang wow front page look.

3 unique joomla design templates (home+inner)ready to upload to joomla 1.5 site, to choose any one for final. final deliverables to provide PSD, JPG

- 3 templates to choose 1 to turn into Joomla 1.5 ready to upload and install
- Home pages and inner pages designed for selected template
- Joomla Development for selected template

design 3 templates (psd only) and will convert into Joomla 1.5 any one of them.
Thing is i need to be able to work with you on iterations to come to the final design.
Please state how many revisions are included and how long we can work together to get a great design. I would like an open ended relationship with a designer as I have many sites that need redesign.
