I am looking for someone to design a browser-based CRM system with the main function of electronic document upload and management. We are a real estate brokerage and our employees represent buyers/sellers/tenants and landlords in their respective transactions. Over the course of a transaction in real estate, the employee will receive many types of documents that need to be submitted to the brokerage for review and record-keeping.

The purpose of this CRM system is to provide the employees: 1) an interface to record transaction details; 2) an interface to determine what documents are required to be submitted to the brokerage on the basis of transaction type; 3) an interface to upload the documents for brokerage review; and 4) an interface to manage and download the common forms they will encounter in their practices and manage employment records.

The design specifications have been included in the Microsoft Excel sheet attached hereto.

To summarize the system, there will be two classes of accounts on this system: users and administrators. Users will have a dashboard that displays: 1) open transactions; 2) completed transactions; and 3) terminated transactions. Users will be able to click "new transaction" or "add new" to create a new transaction. The user will then be taken to the "transaction detail/new transaction page" where they will use a series of automatically populating drop-down menus (or pop-up prompts if possible) to differentiate the type of transaction (for example, the user will indicate whether a transaction is a Sale or Lease, and if it is a Sale then a new drop-down menu will appear that allows them to indicate whether they represented a Buyer or Seller; or if the user clicks Lease initially, then the subsequent drop-down menu will indicate Tenant or Landlord etc.). This will be done in accordance with the flow-chart included in the excel spreadsheet. As the user progresses through drop-down menus, pre-named document fields will automatically appear in the document management section of the page. Once the user has progressed through all layers, the full breadth of document fields pertaining to the documents they will need to upload for administrator review will appear.

As the user completes the transaction information and documents, they can click save as to work on it later. Once the user first clicks save as, the transaction will appear in the open transaction section of the administrator dashboard (which will look quite similar to that of the user); the administrator can access the transaction, and add to the fields as well. The administrator will be authorized to freeze any element of the page, which will prevent the user from further editing the corresponding field.

The administrator will also be able to review the documents that have been uploaded by the user. When a user uploads a document in the document management section of the transaction detail/new transaction page, the document will be frozen from editing/deleting on the user account and will be marked as "under review". The administrator can delete or edit or change the status of the document. If the administrator marks the document as approved a permanent freeze is placed on the document on the user account; if declined, the user can then delete and upload the document again with the modification suggested by the administrator.

Once the administrator is satisfied with the details, they can mark the transaction as "completed" which then freezes the transaction from administrator and user editing, and moves the transaction from open to closed on both the user and administrator dashboards. The administrator is then prompted to complete commission details. The commission details, as they pertain to the user will appear on a "commission" page. Although an administrator cannot edit a transaction once marked as completed, they can still delete the transaction.
