My new apartment is almost ready for hand-over and I’d like a seasoned home-inspection professional to walk through it from top to bottom. The scope is clear: check structural integrity, all visible and accessible electrical fixtures and panels, plus plumbing lines, fittings and sanitary ware. What I expect back is a concise snag list that highlights every defect, however minor—cracks, alignment issues, loose switches, uneven tile joints, dripping taps, you name it. Please include date-stamped photos, location references (room, wall, ceiling, etc.) and a simple severity rating so I can hand the report straight to the builder for rectification. A brief executive summary outlining the most critical items first will be appreciated. I’m flexible on timing; there’s no fixed deadline, so you can work around your existing commitments as long as the inspection is carried out onsite and the full report is delivered digitally afterward (PDF or Excel is fine). Standard tools such as spirit level, laser measure, multimeter, and moisture meter should be part of your kit; if you also use thermal imaging or boroscope cameras, feel free to mention it. Once I confirm the appointment, I’ll share floor plans, access details and any builder guidelines you might need.
