We are looking for an experienced building architect to work on a design for a 16 story semi-high rise residential building in an urban environment. The design needs to incorporate specific amenities and engineering provisions such as ventilation, electrical, plumbing, natural sunlight and wind direction with a blend of natural esthetics.
Partial parking provision with water tank reserve, water treatment plant, storage room and electric provisions.
Open concept partial parking provision with mini reception (delivery drop off point), managers office, storage room, 2 WC for staffs, space for generator and possibly a corner area to place an electrical transformer and garbage hold area near the gate for easy waste collection.

Levels 3 - 12:
Residential unit penthouse style each floor is a 3 bedroom apartment with following amenities;
- Three self-contained bedrooms with built-in wardrobes. One bedroom may be larger and one maybe smaller for kids or all same sized. Each room would have a shower cubical, english toilet and wash basin. Wardrobe to be as larger as possible (4-5 door sections). Each bedroom will have a small study/work desk space besides the dresser. Window or Balcony to allow natural lights and fresh air.
- Large style kitchen with an extension to a dinning area that seats 8 people with space to accommodate more guests. Wash basin near the dining area. the kitchen extends to a large/long balcony for laundry dry-line and ironing section with a wash area and an indoor space for washing machine. Kitchen to have a pantry section and storage area around near distance.
- Large or wide style living area which extrudes as a balcony to give a large feel with glass design esthetics to allow for natural light and fresh air.
- Small study/office or multipurpose private learning space.
- a powder room used generally by guests with a wash basin and English toilet.
- living room and bed rooms may feature high ceiling to spacious feel.
- Each floor hall way should have a provision for shoe racks and 2 chairs along with a garbage bin drop point which may be placed externally near the exit stairway to keep out odour.
- provision for two elevators either both same sized or one small and one large to accommodate movement of oversized items.
Level 13 - 14
- Recreational/Wellness Club. Area for a swimming pool, pool spa, small sauna and steam, two showers, two WC, locker area, 2-4 sleeper chairs and normal chairs for relaxing near by pool. Gymnasiam with a yoga room/area. children play area. one of the floor may feature an all around balcony which can be a "floating walking track"
- Multi purpose/prayer hall.
Level 16 (roof top)
- Water reserve tanks with a partial rooftop lounge area featuring a mini kitchenette, wash basin and barbecue point. Possibility to incorporate solar panels either as a shading area or on one section of the roof top.
One of the challenges is incorporating parking on this plot as the plot design is narrow and turns may not be possible therefore requires some intelligent space planning perhaps have a few parking points in ground level and make small one lane ramp to basement for parking few more cars.
Due to the irregular plot design my sketch has a provision of placing elevators and stairway on the extruding section however you are free to propose your own complete design.
