We are a real estate investing company currently run by my brother and I. We have a list of 5,000-10,000 leads, and need someone to cold call the leads and filter out the motivated sellers.
The plan is to call a list of 5,000 to 10,000 leads with up to 10 numbers each. The goal is to filter the warm leads out of the list so we can follow up with them to ask about repairs, schedule appoitments, etc...
A typical phone call would include greeting the seller, introducing yourself, bringing the subject of selling their home, then either you get a rejection and the phone ends, or not and that's when the rapport building comes in. Each lead who is considering selling is going through tough times, and it is critical to hear their story. Additionally, you would in some way explain how we could buy their house, and inform them about the process (we can give them an offer over the phone or in person, sign a contract, and once the transaction is closed, they get paid what they were promised, while we cover all fees.).
We ask that you try to get a hold of every lead possible using all phone numbers skip-traced, and non-interested leads would get a follow up call in couple weeks assuming we are both pleased with the work done.
We are looking for a caller who can:
-deal with a lot of rejection and is patient
-build rapport with distressed home owners
-hear the stories of the sellers
-explain the buying process
-set follow up dates with sellers and commit to them
-be a great listener
-leave voicemails when no answer
-leave notes for each lead for future reference on Excel or Google Docs
-record phone calls frequently to work on improving calling skills if needed and to mention what was done right
-use call rail or phone burner along with Mojo Dialer or similar
This can be an ongoing project with more leads and new follow-ups if everything goes well.
