Here we have a small building that requires detailed AutoCAD .DFX drawings for a planning application in Cornwall, United Kingdom.
Basically you will be drawing a small rectangular building with extended roof at both ends. A toilet washroom will be positioned at one end. A sliding glass door will be at the other end in line with the top of the stairs. - very simple drawing!
The project is for a change of use of the existing single story building to either a Fish & Chips (fast food) takeaway, Artists Studio, Retail Outlet, Estate Agents Office, Office, Workshop. As you will see from the photos,follow the link: [url removed, login to view] , there is a porch on both ends of this building. We propose incorporating these two porches into the building to increase the floor space. A toilet/washroom should be situate in one of these porch areas and there must be an intercommunicating door. We would prefer not to change the size of the existing windows, but new windows can be positioned in the former porch areas. In order to achieve maximum floor area we propose having a sliding glass door at the top of the stairs. Note: The full extent of the land is that which the building stands on.
The planning department is very conservative and will resist any designs that are 'out of keeping' with the surrounding architecture. However, despite the very limited design opportunity, we want a very exciting design that will take full advantage of the limited space. Although this will be a budget build, we are after a distinctive and imaginative design.
Our first choice is that the building should be used as a fast food -fish & chips shop. The design should demonstrate the buildings suitability for this and should also address the planners worries of increased motor traffic to the street and anti-social smells from the fryers. The latter is to be addressed with roof mounted filters. The design should specify what these filters are and who manufactures them. Full reference to this must be included in the design statement.
Alternative designs, using the same floor plan and basic building design must also show change of use to: Artists Studio, Retail Outlet, Estate Agents Office, Office, Retail/Workshop.
BONUS Please Note: Our favored use of this building is as a Fish & Chip shop. The council are not enthusiastic about this because of the smell and because of the concern of increased traffic to this street. If the chosen contractor is able to 'sell' this idea by providing us with such a good design and design statement that we are able to obtain planning permission for a fish & chip shop, we will give that contractor a BONUS of $500 US . (Our Company has been trading for nearly 19 years and we keep our promises). If you are good we will want you for other projects.
The existing sketches will give you an idea of the size of the project -very small! We require Full Detailed drawings that will satisfy the Planning Department and Buildings Regulations Department of the Carrick County Council. We will supply links to the Carrick County Council website so that you can check their requirements. Photographs of the building and surrounding area and ground levels will be supplied.
Existing building is constructed of concrete block that has been rendered on both sides. Reinforced concrete roof.
The winner of this contract will:
- Supply a full working set of Drawings ready for presentation of the planning application.
- Agree to make any modifications necessary to satisfy the planners.
- Provide a Site & Setting Analysis & Design Statement - Photographs and other available information will be provided as requested.
Drawings must be in metric and to the appropriate scale such as 1:20, 1:50, 1:100, 1:200, 1:500 and should display a North point. All drawing should should be to British Standards. All drawings necessary for the planning application must be provided including a Drawing of Existing Building - 'as is', scaled drawings of the proposed alterations, perspective drawings or computer visualization of the proposal as seen in the street and scale axonometric diagram or birds eye view perspective explaining three dimensional relationships between the neighboring buildings and spaces.
Drawings should be suitable for re-entry in AutoCad with .DXF extension. However, we will also want to be able to print them to scale using an A4 Laser printer, so we would also like the drawings in a format that would enable us to readably achieve this. The solution may be to also produce all documents as MS Word files or assemble the whole package as a .PDF file.
Preference will be given to someone who can produce the drawings for a low price and demonstrate an ability to make the building exciting!
