modify and existing excel spreadsheet that calculates the IRR of a real estate development deal for a single family home. currently the spreadsheet calculates the IRR assuming that the construction lender finances all the carrying costs as they are incurred every month, and this carrying cost is added monthly to the principal. The carrying costs include interest on the loan, real estate property taxes, and insurance.
ideally, there is a "toggle switch" in the spreadsheet to select whether or not the carrying costs are funded by the construction lender in their construction loan, and monthly, added on the the principal of the loan,
