It is the basic operation of retrieving information and making a mailing list. Steps are as follows:
1) Log on to [url removed, login to view]
2) In the upper right hand corner it says 'Marketplace', select it, then a drop down form will appear, select 'classifieds'.
3) On the left hand side of the page under 'advanced search' search for legal notices in the last seven days and use the search term 'trustee'. This will help weed out all other notices, so that you just have foreclosure notices. Ultimately, I want a list of foreclosures in Virginia, not the District of Columbia. Either way about 400 or so listings should come up. Reading through these listings to assure a foreclosure is important. If you can find a way to search just for foreclosures in Virginia, feel free to do so.
4)For every notice of a foreclosure, please record the name, address, and the actual date of foreclosure of this person/s into Microsoft Excel. One must make sure that they are recording the proper name from the classified ad and not the trustee's name. An example as follows.
"TRUSTEE’S SALE OF 8529 Oak Pointe Way Fairfax Station, VA 22039 In execution of a Deed of Trust in the original principal amount of $568,000.00, from Rene Sepulveda and Lindsay Sepulveda, Grantor(s), dated October 6, 2004, recorded among the land records of the Circuit Court for the County of Fairfax on October 12, 2004 as Instrument #2004040635.002 in Book 16589 at Page 0090, the undersigned appointed Substitute Trustee will offer for sale at public auction at the front steps of the Courthouse for the Circuit Court of Fairfax County, 4110 Chain Bridge Rd., Fairfax, VA on 09/11/08 at 3:21 P.M. , the property with the improvements thereon, if any, to wit: Lot 39, Section Twelve (12), Crosspointe."
As you can see in this example Rene and Lindsay Sepulveda are the owners of the property going into foreclosure and 8529 Oak Pointe Way Fairfax Station, VA 22039 is the address of the property. Also you can see that auction or date of foreclosure is happening on 9/11/08.
5)This activity must be done once a week with a mailing list prepared on Excel and the sent to me so I can take further action. There should be about 400 listings in the search so weeding out the ones that occur in Virginia is critical. I do not want any foreclosures in DC.
