I need a 12 x 16 rustic sunroom addition designed and permitted in Pendleton, Oregon. The sunroom will be used seasonally and should incorporate wood and glass materials. Key requirements: - Design should reflect a rustic style. - Construction documents needed for permit submission to the State Building Department. - Knowledge of Oregon building codes and regulations is essential. Ideal skills and experience: - Background in residential design, especially rustic designs. - Experience with permitting processes in Oregon. - Proficiency in drafting detailed construction documents. I included two chat renderings that the customer likes. Also all the drawings are provided by the customer. Looking at picture 755, you can see they already removed the solar panels so that we can do the addition. That window that you see will remain. However this is the only egress to that bedroom. I'm not sure if egress into the sunroom will suffice for Oregon fire code. If it will not, we will need to add an exterior door to the left of that window. It would go to the outside and not to the sunroom. I am not sure if I am using the word sunroom right. Oregon State Building Code does have an actual listing for sunroom, screen room, or glass room that allows us to have additional glass above and beyond the energy requirements. This will be a two- or three-season room. It will not be heated. It will have power. It does not have any access from the conditioned space into it. There will be a three- or four-panel folding glass door that will be the only access and that is from the outside. Other considerations are that they would really like a post and beam interior. We could use trusses and then cover the gusset plates with black steel to make them look like post and beam. I think that would probably be the most effective and least expensive way to build. I am not opposed to actual post and beam. It's a pretty small room and I'm very experienced with that. The customer also included some other pictures so that we can get an idea of what they are looking for. We will match the existing siding as well as the roof. The interior pictures are of ideas the customer has seen. The floor will be stamped concrete. For the foundation and footings we were going to do a thickened edge monolithic pour. My thought was to do rigid foam in the ceiling to make a non-vented roof structure. If we need to have a vented roof structure, we could put a 2 in. air gap above the foam with a ridge vent to vent the ceiling. It might be a good idea because Pendleton does get very hot in the summer. We will also need renderings for this project. The customer has not completely committed to a budget but they have committed to the project. The two renderings that I gave you, the customer was very excited about. We can adjust the window sizes as needed. The other thought was, if we did a post and beam style foundation, we could use a perma column style deep concrete foundation with an engineered trilam post ([login to view URL]) Or we could just go with solid post and beam. The biggest issue with standard pole barn construction is that the pressure-treated posts would have to be wrapped. In which case it would probably be better to go with a truss or similar that has the ground-contact finger-jointed into the bottom of it. That would get rid of the bracket look on the interior and might be a better project. The main idea for this project is visual. These customers spend a lot of time outside. They want to pretty much live in this like a second living room so we are open to ideas. It's not set in stone; we could go a little bit bigger but cost is an issue like it always is. There will be electricity run from the house. They have plenty of room in their panel to run a couple of circuits out there. In the future there might be a mini-split but at this time they're not doing that so we need to think about where that would go. We'd probably put it on the existing exterior house wall. I'm just trying to give you all the ideas and everything we talked about so that you can decide if you want to do this project.
