Hi Serhii K., I recently completed a very similar project. I can show u sample. - Questions: 1) Please provide existing as-builts and roof system specifics: framing type (steel bar joists + metal deck, wood trusses, etc.), diaphragm/shear elements, any columns acting as lateral bracing, RTU locations/weights, ceiling loads, roof slope/drainage, and site ASCE 7-16 wind speed/exposure and importance category. 2) Wood and foundation constraints: required fire-resistance per 2021 IBC-SC, allowable species/grade/treatment (termite zone), moisture conditions, and foundation data (geotech or allowable soil bearing, existing footing sizes/rebar, slab thickness) to size new footings and check settlement/uplift. - Suggestions: 1) Use cambered glulam or PSL transfer girders with concealed steel knife-plate/seat connections (NDS-compliant), designed for deflection, vibration, and ponding stability; align new wood columns with future partition lines to serve as chases and minimize layout conflicts. 2) Execute a staged removal plan: engineered shoring and jacking, install new members, live deflection monitoring (limit transfer to <L/1000), then cut columns; verify diaphragm collectors—if removed columns provided bracing, add wood shear walls/straps/collectors as needed.
