Duplex Structural Plan Design

I am ready to move from concept sketches to a fully-engineered structural package for a brand-new duplex. The building footprint is finalised and the architectural layout is locked, so what I need now is a complete structural plan that a contractor and local building department can approve without delays. Scope of work – Design every structural element—foundations, floor systems, roof framing, load-bearing walls, lintels, columns, beams, connections and bracing—so the duplex meets all applicable local codes. – Optimise member sizes for safety, constructability and cost efficiency while respecting the architectural constraints already set. – Provide clear drawings (plans, sections, details) in both PDF and editable CAD. – Supply accompanying structural calculations and any notes or schedules the permit reviewers require. – Include a brief revision cycle: one set of mark-ups from me or the authority and your updates. Acceptance criteria • Drawings and calcs pass municipal plan check on the first or second submission. • All files open cleanly in AutoCAD 2020 (or DWG-compatible equivalent) and PDFs print to scale. • Loading assumptions, code references and material strengths are documented in the calculation package. I will share the architectural files (DWG and PDF), site soil report and any other background information as soon as we start. My goal is to have a permit-ready structural set within the agreed timeframe, so please outline your proposed milestones and typical turnaround time when you respond.
