I need a registered architect or building designer who already understands Melbourne and Victorian planning codes to take my beach-side reverse-living townhouse from concept to a permit-ready package. The brief centres on expanding the upstairs living zone while keeping the kitchen on that level, adding new rooms where feasible, and carving out a generous light well at the entry. My top priority is to enlarge the living areas and make them feel ultramodern. To get there I want: • an open floor plan that flows from kitchen to lounge • large windows that flood the space with natural light, including two curved fixed windows as focal elements • integrated storage that disappears into the architecture • a clean material palette of glass, stone and rendered surfaces I will rely on you to prepare every drawing, schedule and report required for both planning approval and the subsequent building permit—site plan, existing versus proposed, floor plans, elevations, sections, shadow diagrams, energy compliance documentation, structural coordination and any other council-specific notes. Final files should arrive in both editable (Revit, ArchiCAD or AutoCAD) and print-ready PDF formats so I can lodge without extra drafting. Show me examples of similar Victorian coastal or inner-urban projects you have steered through council, outline how you handle revisions, and confirm your timeline to reach a lodgement-ready set of documents.

Hi there, I am an architect with extensive experience successfully executing a diverse range of residential projects across Victoria, including modern waterfront and urban townhouses. I specialize in converting concept designs into drawings required for building permits while complying with Victorian Urban Planning Ordinances, the National Construction Code (NCC), ResCode, and local government requirements. I can redesign existing townhouses with reversed living structures to maximize upstairs living space, create open kitchen-living layouts, ensure ample natural light, install curved windows, and integrate hidden storage within a sophisticated modern design. My services include site plans, existing/design drawings, elevations, sections, sequences, energy efficiency standards drawings, structural drawings, schedules, and editable Revit/ArchiCAD/AutoCAD files, including printable PDFs. To get started, the following information is required: • Property address and jurisdiction • Existing drawings/surveys (DWG/PDF) • Site constraints or planning overlay information • Desired layout and budget • Engineering reports or consultant information We can share Victorian-era housing project examples and provide a step-by-step timeline for planning and permit applications. If you are interested in my experience and proposal, please contact me and discuss more details. I am ready to get started immediately. Thanks, Matthew
