Apartment Redesign and Visualization -- 2

I'm seeking a skilled designer to help with an apartment redesign project. The apartment is 93 square meters, and the primary goal is to maximize storage space. Project Steps: 1. Create 2 different floor plans with as many changes as needed, but not being irrational. 2. Create visualizations for 2 options from a bird's eye view and from inside with 5 viewpoints. Real photos should be added to the visualizations. Requirements: - Traditional design style - Focus on the living room in visualizations, but also make sure, entry is big enough with appropriate storage for the size of the apartment. - 1. option should be a regular 2 bedroom apartment with 2 ensuits, kitchen/ Dinging and living room. - 2. option should be 2 apartments connected into one (elderly couple with caretaker- separate entry etc.) TIMELINE: 3-4 days for the floorplans including the reviews and changes- get going right away to account for that. 3-4 days for the renderings- if i delay it by not delivering materials and photos time can be added reasonably to the back. REVISIONS: the floorplans need to be easy and reasonably priced to build. they need to fit the austrian clients and needs to give them the wow effect. So especially the entry with storage and open looks should be taken care of. the glass wall need to be done very thoughtfull and the ways within the apartment need to be handy. Anything being not handy will get picked up by clients instantly and therefor result in a delayed sale. Best case would be an overlapping floorplan which can be build right away and could be changed later by adding a drywall or by changing the furniture- Also additional water and sewage outlets can be done during construction, but we need a construction floor plan who has all the outlets marked. I repeat myself, but at least most of the outlets should overlap and maybe some can be extra to later give the buyer of the apartment the option to change the place with minimal effort. A very significant architectural feature will be the now glass wall, as seen in the photos- it HAS TO BE redesigned into something else- every option is on the table- making it an inside balcony, adding a glasswall with windows, or a glas door- this feature will be most important for the sale and therefore needs special attention. - on the visualizations a floorplan showing the angles of the visualization is necessary. Every person interested in buying should immediately know where the 3d foto is "taken". - the photos attached are the current state- some of the walls will be removed, some of the doors will be made a bit bigger- all of this should be already taken care of in the Floor plan i attached- anyways i suggest a video call to go over the floor plan and the photos. The interior of the place can be agreed upon after the floor plans are finished- Herby i am talking about the Photos for the renderings- chosing the right floor windows and so on, as of now i still have not decided, since we first need the floor plan. Ideal Skills and Experience: - Strong background in interior design, particularly with traditional themes - Proficiency in creating detailed and realistic floor plans - Experience in 3D visualization and rendering - Ability to integrate real photos into design visualizations - Excellent communication skills for feedback and revisions I'm looking for someone who can provide creative and practical solutions while keeping the project within budget. i Attached an example of a VERY quick drawing of myself- nothing that needs to stick- just an idea- also i attached a foto of the front of the building 1 st floor 4 windows is the apartment. Also i Will send many more fotos, as soon as we found the freelancer to go with- we have ceilings with stucco on the ceiling, the rooms are about 11 ft high, there are some arcs in the apartment. so it will need some clarification before starting out.
