Design: Drawings needed for both A-2 Survey (footprint) & construction of residential extension

DESIGN PROJECT

This is a timeline project with connected pieces, so deliverables are set as Milestones

Drawings need to be usable for both Zoning/Permit approval and Construction of the add-on, including electrical details and material notes.

PROJECT TIMELINE

Milestone 1 -

Exterior & Footprint

submit footprint and height-print exterior drawings for the surveyor. Have a curb-appeal concept rendered for owners.

The addition should not look like an "afterthought", rather cohesive with existing home.

*this material is required to go to the Town Zoning Board for approval before permits & project can begin

Once exterior is approved, interior design using project files, Project Lead Interview (myself), and Agile Design process allowing adaptability if budget/ permitting restraints etc emerge.

The theme of this project is a multi-generational ~1500 sq ft additional living unit above and around a new 2 car garage which will be attached to a 1910 Colonial home . The approximate proposed dimensions are 20'x46' plus add-on access from the existing home to the garage via mud room. Slab foundation, no proposed basement. Where economical the project should be angled for energy efficiency, future-thinking.

Milestone 2-

Main level design (garage plus a entertainment suite with yard access)

Garage may be split between the units, one for main home and one for new unit; however if space limits walls this may not be possible and locked access would suffice. Details of space needs are included in notes.

Milestone 3-

attachment of garage to the main house. Determining how the new structure will "flow" with the existing home and it's different level. Access points will be given as Video of interior and exterior. This old home currently has no proper mud room; also needs space to put recycling and garage bins. Entry must accommodate 2 AC units on the side of the home, will be shown in Pictures/Videos.

Milestone 4-

Design of Floor 2 living space and partial Loft above (budget to determine developed or not developed; 1-2 bedrooms)

This property will be owner-occupied, with their original 4 bedroom home leased out (citing too big/ layout issues - for ex. very large kitchen in). They are a single couple in 30s. We are providing a sketch proposal for Milestone 1 to get prep the project, and sketch notes for remainder that are mainly meant to inspire.

Design features: convertible space elements, such as having access to spare bedroom(s) or space that could be adapted as such, but not requiring that space to be dormant when not in use (the property is for a single couple that does have family visit, may have family growth in future).

Maximizing storage. Making the space feel "big" (eg. collapsible patio doors that bring the inside and patio together). Pragmatic over luxurious (this project will not happen if it is not cost-effective).
