I have a single-family residence in California and plan to add a traditional-style room extension that will stay under 500 sq ft. To secure building approval, the city needs a full permit set prepared to current CRC, CBC, and Title 24 standards. Scope of work The package must cover Architectural, Mechanical, Electrical, Plumbing, and Structural disciplines, integrated so the plans examiner can trace every load path, duct run, and circuit without cross-referencing separate sheets. All drawings must be coordinated for consistency in elevations, schedules, and notes. Deliverables • Architectural sheets: site plan, floor plan, roof plan, exterior elevations matching the existing traditional façade, door/window schedules, and applicable energy-code forms. • MEP sheets: single-line and layout drawings for HVAC, lighting, power, and plumbing, including Title 24 compliance data. • Structural sheets: foundation, framing, connection details, and annotated load paths prepared for a room extension under 500 sq ft. • Structural calculations: sealed, showing gravity, lateral, and load-combination checks per ASCE 7, NDS, and ACI as they apply. • Source files: editable .dwg or Revit (.rvt) along with any calculation spreadsheets or software files. • PDF set ready for direct permit submittal. Acceptance criteria 1. Sheets are stamped “ISSUED FOR PERMIT” and pass an internal clash/coordination review. 2. Plan checker comments, if any, limited to minor clarifications rather than fundamental design revisions. 3. All native files open without missing references or unresolved links. I prefer the plans created in AutoCAD or Revit, but I’m open to alternatives if they meet California jurisdiction requirements. Once I provide existing drawings and site photos, you can start with a preliminary layout for my review before proceeding to full CD-level documentation.
