My Questions. - Do you have measured as-built drawings or a site survey, plus clear front/side photos, so I can model with accurate dimensions? - Are there any local code/HOA rules or builder preferences (setbacks, fire ratings, maintenance) I must design to? My Suggestions. - Use a ventilated rainscreen with concealed fasteners, proper flashing, and thermally modified or charred wood for long-term durability. - Lock a primary material palette with two vetted alternates to avoid sourcing delays and keep pricing stable. My Execution Plan. - I confirm scope, style cues, and constraints. - I build the base model from as-builts and photos in Revit/SketchUp/Rhino. - I present 2–3 massing/finish options with quick renders; you pick a direction. - I refine materials and joints; produce photorealistic views showing transitions. - I create precise material specs and a procurement schedule. - I draft fully dimensioned elevations/sections and key details. - I develop shop-level drawings suitable for permit and fabrication. - I run coordination checks and adjust for constructability and cost. - I deliver DWG/PDF/3D files and a clean issue set. - I support your builder during pricing, permit comments, and site queries.
