I am ready to take my existing residential property to the next level—literally. The goal is to add one or more additional floors, update the façade, and reinforce overall structural support while keeping a warm Mediterranean aesthetic at the forefront. What I need from you • A licensed architect and a structural engineer (you can be a team or a single professional holding both credentials). • Concept-to-permit drawings that show the new vertical extension, revised façade, and all required reinforcement details. • Structural calculations that satisfy local residential codes and clearly demonstrate load paths for the added floors. • High-quality exterior elevations or simple 3-D renders that communicate the Mediterranean style—think stucco, arches, and clay-tile look. • A concise materials and finishes schedule so I can source items that match the design. Acceptance criteria 1. Drawings must be ready for municipal submission in PDF and editable CAD (DWG or comparable). 2. Structural package must include stamped calculations (or be ready for stamping in my jurisdiction). 3. Renderings should visually confirm Mediterranean cues and the updated massing. 4. All documents delivered within the agreed timeline; partial milestones are welcome so I can review and comment early.
