Contest Brief

Project Summary
We require a complete, concise, and construction-ready set of architectural and structural drawings to submit to the Town of Cambridge for a certified building permit. The project aims to fully enclose and weather-proof the existing external stairwell and side passage of a small commercial building. The goal is to make the entire access route—from the rear carpark all the way to the undercroft/basement—completely under cover and 100% rainproof.

Critical Instructions & Layout Details: Please carefully study the existing floor plans, site survey details, and the provided markup sheets before expressing your interest or starting your entry.

The Core Footprint is Unchanged: We are not altering the existing brick layout of the building. We are adding an enclosed roof/wall structure over and around the existing external stairwell and side passageway.

Floor Level & Access:
1. The new timber-framed deck floor level must sit flush with the existing black metal gate's current level. From this tiled deck, design a compliant ramp extending down to the basement entry door, detailing the precise gradient and handrails to meet NCC/BCA standard requirements.
2. New steps from the red door to the new deck

Passageway Alignment: From the rear carpark area, the new passageway floor line must sit cleanly at the same existing floor level.

Technical Specifications & Scope of Work: Contestants must exactly integrate the annotations shown in "Roof and flooring project into their design submissions.

1. Wall Structures & OpeningsEnclosure Ends: At the front boundary, completely replace the existing open black metal grill gate with a fully weather-proof, timber-framed external wall with a window and an 920mm exterior door.
Doors & Windows: This new front wall must incorporate a secure 920mm exterior door leading to the ramp to the basement door and an aluminum window unit in front of the steps coming down from the red side door to allow for natural lighting and ventilation.

A second exterior door/window configuration should secure the opposing entry zone.

2. Dual-Zone Roof & Ceiling System:

The Walkway Zone: Designed with a Colorbond roof layout supported externally by metal or wood support posts. Features a pitched roof transitioning to a flat interior ceiling lining. Must feature exactly 4 down-lights embedded across the flat ceiling span. The pitch direction from the front to the back car park.

The Stairwell Zone: Features a Colorbond roof pitching upwards, running completely parallel to the existing building's main roof line. The roof starts between the existing Vent and the existing window on the side of the building over the steps and slopes towards the existing wall of Coles shop. The interior ceiling here is fully raked/pitched over the steps area to make this water poof. Must feature 4 -6 down-lights distributed along the raked pitch.

Drainage: Draw and display precise placements for the continuous external roof gutters and the independent downpipe routes as structurally marked out on the basement layout slide to connect to the existing two downpipes.

Deliverables Required for Council Submission: Architectural Working Drawings (PDF + DWG): Comprehensive site context, site layout plan, detailed floor plans, structural sections showing the ramp-to-stair relationships, and all four elevations (Front, Rear, and Internal Sides). Reflected Ceiling & Electrical Plan (RCP): Highlighting the precise locations, spacing, and wiring pathways for the integrated ceiling down-lights.

Structural Framing Framework: Indicating all timber framing sizes, connection plates, and structural member schedules capable of being officially signed off by a Western Australia (WA) registered structural engineer.

General Compliance Notation: General notes explicitly validating that all timber wall/floor framing, tiled finishes, drainage layouts, and Colorbond roofing elements strictly comply with current NCC 2022, BCA, and relevant Australian Standards (AS).

Note: You are welcome to ask questions to understand the project. Please ensure the delivered set remains clean, legible, highly scannable, and entirely construction-ready so it can be lodged directly for a building permit. If the projects submission to council gets approved, a bonus of $150 will be awarded (total $350)
