Contest Brief
The primary function of this Contest is to end up with PDF Construction ready floor plans and elevations with dimensions and the corresponding dwg files for a remodeled kitchen area. Before beginning the project, please see the required deliverables.
ALL entries that do not include (1) an easily readable 2d PDF floor plan and (2) entries that the floor plan is not specific to the home based on the drawings provided will be Rejected, Only job specific entries will considered.
All measurements must be in feet and inches, not in metric form.
Since many of you are limited to the number of entries you may submit, if yo are limited, please ask me to join chat in the initial entry and you can submit revisions there until a final product is reached.
We are looking into remodeling the entire kitchen area to include either (1) a large single island or (2) double islands. It should also include a Butlers Pantry with sink and some additional appliances as noted below. There should be a sink in the island and the island(s) should face the Living area, not the interior and exterior walls. There should also be a walk-in pantry. The walk-in pantry may be combined with the Butlers Pantry or can be a separate room. If combined it should be a separate area within the Butlers Pantry. We are ready to breathe new life into the current kitchen, butler’s pantry, and walk-in pantry so they work far harder for us every day. Functionality comes first: smoother workflow through the space, upgraded appliances and thoughtful storage that keeps everything within easy reach. While practicality drives the project, we still want a clean, open, modern look—sleek lines, integrated lighting, and finishes that feel current without being cold. Numerous examples of the look we are wanting are included in the Files provided.
The area available to work with is highlighted on an attached floor plan. YOU MAY ONLY USE THE HIGHLIGHTED SPACE FOR THE DESIGN. You cannot change exterior walls, windows or use any portion of the garage. There may be some minor adjustment allowable to the hallways approaching the kitchen from the garage. Make sure you have taken into account window locations in your plan as well.

Additionally, a significant number of Kitchen examples similar to what we are looking for are also attached from Zillow listings as well as a few pdf floorplans from examples of particular interest to provide guidance. Please note the color patterns of walls and marble/quartz countertops in the examples as these will be preferred.
ONCE AGAIN, THE EXAMPLES PROVIDED SHOULD BE REVIEWED BEFORE ANY SUBMISSIONS.
The First Step in the process is to submit a separate 2D easily readable floor plan that is specific to the house based on the pdf and dwg files provided. Once the floor plan has been reviewed and deemed to be consistent with the examples provided it will be "approved", then photorealistic 3d renderings can be added. Any entry submitted with just pictures will be rejected immediately. Do not submit floor plans and pictures combined on one page as the floor plan is too small to easily review.
The end result will need to include the kitchen area, Butlers Pantry and Walk-in Pantry, Utility Room, possible separate MUD Room, and possibly opening up the Dining Room area per the examples provided.
THE EXAMPLES PROVIDED AND SEVERAL HOME LINKS PROVIDED SHOULD BE REVIEWED BEFORE ANY SUBMISSIONS.
Please note the Preston Crest Floor Plan design attached as it is of particular interest to us.
Here is what I need from you:
• A revised clearly understandable 2D floor plan that improves circulation from the kitchen to the Butlers Pantry, the Pantry through to the rest of the as well as possible modification of the MUD Room and Laundry room if separate. The MUD Room may be an area between the garage and the remainder of the home. Examples have been provided in the Files Attached.
• Each Submission should be duplicated with (1) one in Shaker style cabinetry (2) the other in Flat style (Examples of both are provided). Colors should be in white or light oak. See Admiralty Bend Kitchen 3.jpg attached for color example.
• Cabinetry and shelving concepts that maximize vertical and corner storage while keeping the modern aesthetic
• High-level material and fixture schedule (counter tops, backsplashes, hardware, tapware). Wood Flooring except for Utility Room.
• Multiple photorealistic 3D visuals and rendered elevations to scale for each area from multiple viewpoints so we can see the proposed look and feel before committing to build.
An explanation of the differences between a walk in pantry and a Butlers Pantry is provided with the housing listings in the Files . A definition of a MUD Room is also included. In the existing home, the MUD room and the utility room (washer and dryer area) are included in one room. Typically the MUD room is an area between the garage entrance and the remainder of the home where shoes, jackets, coats, etc. are removed and stored or hung. Your plan can have one room or two for the Utility Room and/or MUD Room. The Utility Room should contain a side by a side washer and dryer, a sink, a foldout ironing board cabinet or drawer, One large cabinet for brooms, mops and so on, upper and lower cabinets, the remainder being countertops.
Acceptance criteria
• Efficient travel paths between fridge, cooktop, sink, and Butlers Pantry and Pantry.
• All selected appliances and fit within manufacturer-recommended clearances. Countertops will be 24" to 25" in depth and 36" to 37" in height from the floor. These vary slightly depending on the overhang and thickness of the countertops and how many layers of marble are used (usually two). There should be a minimum of 46" clearance between cabinets, islands, etc. The area of any island(s) is discretionary and can vary greatly. No peninsula choices should be submitted.
• Storage volume is no less than the current setup, with at least two dedicated zones for small appliances. Preferable hidden coffee for a machine that is 19 inches high, 15 inches deep and 15 inches wide.
Winner should anticipate multiple final revision requirement before acceptance of final product.
• FINAL PACKAGE from the Contest Winner must include:
Editable CAD (dwg files, Revit can be provided in addition to dwg)
Easily readable PDF files with dimensions identifying all rooms, hallways, walls, appliances, cabinets. These should be presented in a format that could be handed to a contractor for construction.
The same PDF Files as above but without dimensions including floor plan, cabinetry, appliances, etc.
PDF elevations with dimensions of all doors, walls, cabinetry, drawers, appliances, sinks, closets, etc. that have been modified in any way. This should represent everything a contractor would need to build-out the plan.
Utilize the following for certain appliances for initial reference:
KITCHEN
Oven/Stovetop: Wolf 60 inch DF60650CG/S/P - Wolf 48 inch DF30450/S/P only if space limitations prevent the 60” as the 60” is strongly preferred.
Refrigerator: Sub-Zero 42 inch CL4250UFD/S/P or 48 inch CL4850UFD/S/P Panel Ready for Kitchen area. Renderings should reflect the paneled version in the Kitchen.
Dishwasher: 24 inch Cove or Bosch Dishwasher
Microwave Drawer: 24 inch
There should be a 4" pullout spice rack on each side of the stovetop/oven in the kitchen.
There should also be two combined 6" pullout racks somewhere convenient in the kitchen. Please see the pictures in the Files added for pullout cabinets for organization.

Length of Contest is set at 30 days. Feedback may be immediate but at times may take 24 to 48 hours. Please do NOT send examples of your prior work. Contest winner may not be selected until 7 to 10 days after completion of the Contest allowing us time to investigate the top entries fully and possibly ask questions.
