PLEASE NOTE: I HAVE JUST ADDED SOME COMMENTS RE WINDOWS IN GROUND FLOOR BELOW AND DOORS IN GROUND FLOOR.
We would also like to have two windows on both the long sides, North & South of the lower/garage floor in keeping with the house.
Doors in the ground floor to be in the northern (left hand side when looking for the entry end of the garage) near the far wall and also an entry door in the centre of the far (eastern wall) between where the vehicles would be.
Design and supply plans to Australian standards to build a double garage with a loft above. It is intend the loft will be used a bedroom/bunkroom. Building to be between 7500-8000mm wide by 10000 long.
Floor concrete slab to handle cars, boats light trucks etc.
Construction of the walls to be concrete block,which will be rendered to match exisiting house (see photo of house) 2800mm to the eaves. eave over hang to be 350mm. Roof pitch to be adequate to support a room upstairs of approx 5100mm wide x 10000mm long with intial wall height at the lowest point of 1200. I assume this will need a 40 degree pitch.
Garage opening to be 6300-6800mm with roller doors. Opening clearance to be 2400mm.
Access to the loft to be via internal staircase at opposite end from garage opening.
Looking from the opening 8000mm end of the building we require 2 cap code windows in the left hand side. We also require windows in the peaks at both ends with shutters.
Walls will be rendered finish and roof is zincalum corrugated iron. Attached is rough sketch of the sort of building we have in mind. A photo of the exisiting house roof line etc is attached. The design should ensure the buiding is in sympathy/compliments the exisiting house
The garage loft will be on the south west corner of the house, to the right of the attached photo. In our climate, central NSW Australia the best aspect for light/sun etc is the north and east so that is why we thought two cape cod style windows on the northern side. The only other thing is wether we should have small balcony on either the eastern (house end) or western end (garage opeing) end of the building. You will note in the photo that the exisiting house has some shingles on the gables, I'll leave it up to the designers as to wether you think the suit or not. By my calculation the exisiting house roof is 30° pitch but that may not be enough to get a decent sized room in a building 7500-8000wide.

Hello , i want to know if i understood well . Except the two front roller doors , the garage has one entry door in the left hand side , and another entry door at the eastern wall ( opposite wall of roller doors) ? there are two entry doors ?

I have another question regarding your sketch. I am trying to understand where you have written 'normal garage 3.5m with 2.6m opening' then you have drawn two arches at 2.5m wide ( are these the cape cod style windows?). Then below that you have 7.5m - 8.0m with 6.8m opening?

Is the garage door at one end to have 2 roller doors @ 2.5m x 2.1 high? or do you want an opening of 6.8m.

Can you please clarify
1. The front of the garage door type - 2 x 2.5m roller doors or 1 Roller door of 6.3 - 6.8m wide.
2. The rear of the garage, is it to be 2 Cape Cod style windows?

  Sorry the two ' arches' I have drawn are to represent vehicles.
  1. Re the roller doors- it can be either 1 or 2 1 would be better but I would imagine that +6m wide door would be expensive
  2. The cape cod windows are on the northen side, or the left when looking at the opening end of the building.

Hi Again Pmacs1,
Can you tell me which local council in Australia this will be built in as some councils have specific regulations in the LEP (Local Environment Plans), I would hate to design a structure that does not meet council regulations. I have a few ideas for your project but need to ensure they meet local regs.

  Hi Kxrist, I have attached a photo of the house and a rough sketch of the sort of building we are thinking about. Yes the loft will be a bedroom. It doesnt have to have a bathroom or anything as there is one down stairs in the house. The buidling will be on the western side of the house with the opening to the west. In our climate the best aspect for sun etc is the north east.
